How much money does a Tanning Salon gross per year?

The well-established tanning salon I go to is for sale and they claim they only gross $500,000.00 per year. The selling price is $500,000.00 I thought they would do much better than that. Here are some facts.

1. This is the cleanest and biggest tanning salon within 60 miles.

2. Unlimited monthly tanning cost me $20.00

3. 25 Nice Wolf tanning beds.

4. Open 7 days a week from 7am - 10pm

5. Very nice parking lot and great traffic location.

6. Located in NE Indiana.

7. City population is 250,000

With the lease for the large building, lots of part time employees, equipment, insurance, electric, and utilities I don't see how they are making any money if they are only bringing in $500,000 per year.

Does this sound right?

That sounds right.
I think that $500 000 sounds like a lot for a tanning salon.
I almost bought a tanning salon last year that was fairly busy, and it only grossed $70,000/year... and netted $4,000. Tanning salons don't bring in millions.
